Deen Dayal Jan Awas Yojana: The state government of Haryana has notified the Affordable Plotted Housing Policy 2016 for low and medium potential towns under the scheme. This policy is made to reach the goal of providing houses for all mission in the state.

An official of Haryana Town and Country Planning Department said that, the policy will facilitate creation of additional affordable housing stock in the low and medium potential towns of the state.

Deen Dayal Jan Awas Yojana was announced few weeks back with the aim of developing high ‘density plotted colonies’ where small plots are made available through a liberal policy framework. The scheme is on its starting state to be completed within seven years from the date of issuing license.

The policy will allow these projects to implement in residential zones of low and medium potential towns of the state.

For implementing the projects, the policy could be allowed only 30 percent of the net planned area under residential zones, inclusive of 20 percent area limit for group housing projects.

According to the statement of officials, the minimum and maximum net planned area for such projects would be five acres and 15 acres respectively. Not more than 10 per cent of the licensed area should fall under sector roads.

Further, he also added that the maximum permissible area of plots shall be 50 square meter. The colonizer would transfer 10 percent area of licensed colony free of cost to the government for community facilities. The registration of independent floors in plots and stilt parking would be allowed.

Under the policy, the allotment of 50 per cent residential plots covering saleable area (excluding 50 per cent area frozen by the department) would be undertaken in the first phase by the licensee or colonizer. However, the coloniser would also carry out development works simultaneously on the frozen area also.

He made it clear that 15 per cent area mortgaged towards Internal Development Works (IDW) would be part of 50 per cent area frozen by the department up to completion of IDW in the colony.
