Ghaziabad Development Authority is inviting applications for allotment of 888 flats in Indraprastha Awas Yojna under a new affordable housing scheme launched under under Samajwadi Awas Yojna. It is an affordable housing scheme in which the authority offering 1BHK and 2BHK multi-storey flats at the rate of Rs. 2,695 per square foot.
The applications will be invited through online mode only through www.gdaghaziabad.com from 10 March to 10 April 2015. The registration booking amount which is 2.5 % of the cost of flat for general category and 1.25% for reserved categories can be paid through both offline and online modes.
Total 888 units of 1BHK & 2BHK (Type-1 & Type-2) are on offer for all categories of the society. Out of the total, 222 units are 1BHK with the super built-up area of 566 square feet; 444 units are 2BHK (Type-1) with the super built-up area of 745 square feet and 222 units are 2BHK (Type-2) with the super build-up area of 783 square feet.
The estimated cost of 1BHK flats is Rs. 15.26 lakh while for 2BHK Type-1 & Type-2 it is Rs. 20.08 lakh & Rs. 21.10 lakh respectively. The registration amount of 1BHK & 2BHK (Type-1 & Type-2) is Rs. 40,050/- and 50,050/- for General Category while for Reserved Categories it is Rs. 20,050/- & Rs. 25,050/- respectively.

How to Apply?
Application form cum brochure can be downloaded from the official website of the Ghaziabad Development Authority from 10th March 2015.
Registration for the scheme will be done only through the online mode by using the website of GDA and scan copy of important documents and photo must be uploaded with the application form according to the terms of Brochure.
The cost of application form is Rs. 500/- which will be paid with the registration amount through Debit Card/Credit Card and Net-Banking. If any applicant wants to pay offline payment then they have to select offline payment mode and then they can pay their payment in any ICICI Bank through RTGS/Net Banking/Demand Draft.
After the registration, a USER ID & PASSWORD will be sent to the user’s mobile number & the information related to scheme and draw result will also be sent.
Online registration can be done in the registration period from 10 March 2015 to 10 April 2015 till Evening 5:00 PM

What is ‘all inclusive’? Lakhs of extra expenditure, see brochure, are involved in possession. Why anyone should be bound to go through banks for instalment for 80% balance payment? It seems there exist lots of hidden cost and deals with banks & authority.

Please tell about parking (open or covered), Power Backup available or not, security, Club, IFMS etc. because pvt. builders also offered the near about same rate but including all above. Loading factor is also not very attractive because its loading is 28% (Carpet Area).

i dont find this scheme any of adavantage being its government initiative.
1. This scheme doesn’t include electric and water connection charge. Owner has to bear it.
2. This scheme has payment option: 80% in 3yrs at the ROI=12%, which comes around4.5 Lakhs. So what difference in government and private builders we have. For 20Lacs loan we pay up aupto 30 lakhs of interest in 20 yrs. Per year we pay up around approx 1.5 lakhs/year. So this Indraprastha scheme carries same 4.5Lakhs in three years.
So what the point of buying it as it too have poor quality materials in finishing.
Its my observation after reading the brochure only and i m no property experts and just being an IT guy.

This is regarding Indraprastha Samajwadi Yogna. It seems that after filing of online application, a hard copy of application along with required documents needs to be sent to GDA. I think, as per brochure, this was not the case. Can anyone update on this issue?
Yes, I did notice. While filing the online application, there was nothing like this, but now if we open and see our applications it says the hard copy application was to be sent. Seeing this I have already sent the application to GDA office, not nknwoing actually whether its going to help or not.

This is to bring to your notice regarding big online property scam in GDA.In the month of April 2015 one property scheme with name “Indra prastha” scheme
(with scheme code 844)was launched.I applied online in same scheme and my form number was “DRAW GDAH84406264”.I entered all required details correctly
like my account number, bank name IFS code and Bank Branch including permanent address so that money can be refunded later to the same in case I didn’t get into selected list
or not interested later.
Till December nothing was communicated to me so I thought just to check the current status of the same and logged into “Online Property Information System”
of GDA(http://gdaopis.cloudapp.net) and to my shock I found that some one( who is having back end access to portal database in GDA)has changed my account details to get money refunded in their account.
Currently it is appearing as

Bank Branch Name=State Bank of India
Bank Branch Address=Sanjay Nagar
Permanen Address=Heera Patti Azamgarh
All this information is wrong.Through out my life I never opened any account in Satate Bank of India.I have never been to Azamgarh and never entered my permanent address as Azamgarh. It very clear that some one in GDA changed it from back end in system to get my money refunded back in their account.

After reading through your post, i guess i might also have same problem. I paid for my brother-in-law from my account, and he was not allocated the flat in draw. Few weeks back when i checked with them they said money for on unsuccessful candidates has been refunded.

Yes went to their office today and they rectified mine.It looks some one in their IT department did it as they were fighting among each other in another room when my issue was brought in to the notice of Joint Secretary who was not aware of this earlier.
I am not sure how many of online applicants will face this issue as this has been done with many of them and no one has checked their current record.
