NIT to Construct 10,000 Houses Under Housing for All Scheme

Nagpur Improvement Trust will construct 10,000 affordable housing units for different segment of the society. NIT has planned to construct these housing units under the central government’s Housing For All scheme.

A model flat scheme is in the final stage at Nandanvan in which the civic agency’s target is to bring down construction cost to a great extent.

According to the source, total 10,000 houses will be constructed under the scheme by NIT of total, 4,000 flats will be for economical weaker section and remaining 6,000 will be for lower income group.

Superintending Engineer of NIT, SS Gujjalwar said that NIT has started the process to identify the land it owns for developing the housing projects. NIT also sought lands from the district administration and Urban Land Ceiling (ULC) Department. Process to also take over remaining part of London Street land from Ordnance Factory Ambajhari is also going on. Construction cost comes down to a great extent if land is available free of cost or at a minimal price.

These flats will be constructed in G+10 floors building and the built-up area for LIG will be 645 square feet (60 sq.mt) and for EWS it will be 322 square feet (30 sq.mt). Gujjalwar added NIT Nagpur planned to construct flat schemes with low construction cost under the scheme.

“Construction cost comes to around Rs. 1,800 to Rs. 2,000/sq.ft in conventional technique. NIT invited technologies from private agencies to reduce the construction cost. One of the new technologies for low cost construction is proposed by a Nashik-based private agency. NIT has provided land at Nandanvan layout where the private agency constructing the flat scheme with 400 sq.ft built-up area of each flat. The agency is using steel frame technology adopted from China. This, the agency claims, can bring down construction cost to Rs 1,100/sq ft. NIT will adopt the technology for Housing For All scheme in case it is successful,” Gujjalwar said.

Nagpur Municipal Corporation has just started a survey to know the exact requirement of flats in the city. The civic body has started to invite online applications from the needy people hailing from LIG and EWS section. The survey will then be conducted in slum areas.

Three types of persons are eligible under the scheme including slum dwellers, EWS with income up to Rs3 lakh/annum and LIG with income up to Rs6 lakh/annum. The scheme will be implemented with four different components including, slum rehabilitation of slum-dwellers with PPP (Public Private Partnership), credit-linked subsidy scheme, affordable housing in partnership and subsidy for beneficiary led individual led house construction and enhancement.
