  • Land Regularization for Residential Development
    • For a long time, nearly 2,500 acres of land in Gorakhpur remained unregulated.
    • Homeowners faced legal issues, and their housing plans were often rejected due to regulatory concerns.
    • Under the Gorakhpur Master Plan 2031, such areas will now be legally recognized, allowing property owners to get their building plans approved.
    • Previously designated greenbelt areas that witnessed unauthorized construction will now be subjected to tree plantation policies.
    • Property owners will bear the cost of replanting, ensuring environmental conservation alongside urban expansion.
  • Infrastructure & Transportation Upgrades
    • Gorakhpur is set to undergo major infrastructure enhancements, including road expansions, bypass constructions, and improvements to public transport facilities.
    • RING ROAD DEVELOPMENT: The city’s growth will be centered around the Ring Road, ensuring seamless connectivity and reducing congestion.
    • HIGHWAY ZONING: Areas within 300 meters of major highways will be zoned for commercial and transport-related activities.
    • BYPASS & TRANSPORT HUBS: New logistics parks and transport hubs will be established along the Ring Road to enhance freight movement and decongest city roads.
  • Economic & Industrial Growth
    • To boost Gorakhpur’s economy, the master plan includes the development of industrial corridors and commercial hubs.
    • 498 hectares along the Kalesar-Sonauli route have been earmarked for industrial development.
    • A 6,000-acre New Gorakhpur Township is planned to integrate residential, medical, educational, and commercial zones.

    • The master plan prioritizes environmental conservation by preserving and expanding green zones.
    • Urban Forests near Ramgarh Tal will be developed for ecological balance.
    • Recreational zones near Chiluatal will be promoted to enhance tourism and maintain biodiversity.
    • Miyawaki Plantations: Certain green belt areas will see mass tree plantation using the Miyawaki method to improve air quality.
